    Asbestos Surveys Types

    The most effective way to manage your asbestos is to carry out surveys of your premises. There are two surveys types in accordance with HSE guidance HSG264 Asbestos: The Survey Guide, these being Management Surveys and Refurbishment and Demolition Surveys. The type of survey you have carried out will depend on your needs.

    Management Survey: Continued use of the building and its purpose is to:

    Locate as far as reasonably practicable the presence and extent of any suspect ACMs.
    Obtain samples of materials for analysis.
    Assess the condition of the various ACMs and their ability to release fibres into the air.
    Provide a good initial guide for managing ACMs through the material assessment.
    Identify the ACMs which will most readily release airborne fibres if they are disturbed.
    Form the basis of an asbestos register.

    Refurbishment or Demolition Surveys are a requirement prior to any refurbishment work or demolition.

    Locate and identify, as far as reasonably practicable, all ACMs.
    Obtain samples of materials for analysis
    Involves intrusive, destructive and aggressive inspection techniques as necessary to gain access to difficult to reach areas.
    May also be required when more intrusive maintenance work is carried out such as plant removal or dismantling.
    Required for all work which disturbs the fabric of building where Management Survey has not been intrusive.

    Asbestos Re-Inspections

    The Control of Asbestos Regulations 2012 requires that the condition of Asbestos Containing Materials (ACMs) are inspected regularly and records are updated accordingly. The re-inspection frequency should not exceed 12 months and should be based on an assessment of the risk present.

    An asbestos re-inspection survey allows the current condition of ACMs to be identified and the risk factor to be updated accordingly. Some ACMs will have a higher risk depending on the material and its location. These materials may require more frequent re-inspections. We will offer appropriate recommendations.

    ACMs can deteriorate over time, weather or become accidentally damaged. This can have a dramatic effect on the associated risk. The asbestos management plan should be reviewed every 6 months. We can provide assistance in reviewing and updating this.
